A new asphalt surface over pavement worth keeping

Asphalt resurfacing puts a fresh layer of hot mix over pavement you already have. It fits a driveway or a lot that is gray and worn on top, with a base that still holds. We level the low spots and rebuild what has failed. Then the new asphalt goes down with our own LeeBoy pavers and gets rolled while it is hot.

An overlay is not a fix for a failed base. Where pavement is broken through and the ground under it moves, the job turns into asphalt repair and patching instead. We come out, look at the driveway or the lot, measure it and give you a free estimate.

What We Handle

  • Hot mix asphalt overlays on driveways, parking lots and private roads
  • Leveling courses that take the dips and low spots out of an old surface
  • Failed areas cut out and the base rebuilt before the new layer goes down
  • Cracks cleaned and filled so water stays out of the base
  • Tack coat sprayed so the new asphalt bonds to the old surface
  • Petromat paving fabric laid between the old surface and the new asphalt
  • Flush tie-ins at garage doors, concrete aprons, walks and the road edge
  • Parking lot overlays planned in phases, then restriped once the surface cures

When does asphalt resurfacing work, and when does it not?

Resurfacing works when the trouble is on top. A driveway that has gone gray and rough, with hairline cracks and a few shallow dips, is the usual case. The base under it still carries traffic and water still runs off. Federal Highway Administration guidance says the pavement has to be in good to fair shape to be a candidate.

Resurfacing does not work over a failed base. Alligator cracking, potholes that keep coming back and pavement that rocks under a truck are structural problems. The same federal guidance is plain about it: pavement with distress that reaches structural failure is not a candidate. Those areas get rebuilt first, or the pavement comes out and we start over with new asphalt paving.

Standing water is the other deal breaker. If a lot ponds after a rain, a new layer will pond in the same place. Grades and drainage get looked at before anyone talks about thickness.

Leveling, repairs and paving fabric before the overlay

Plenty of work happens before the new layer goes on. Low spots get a leveling course so the finished surface sits flat. Broken areas are cut out, the base under them is rebuilt, and hot mix fills the hole. A tack coat is then sprayed, because a thin overlay fails fast without a bond to the old surface.

Cracks get cleaned and filled before anything else. Old cracks can work their way up through a new layer, which is called reflective cracking. Federal guidance says wide, active cracks will reflect through a thin overlay. Hot rubber crack filling ahead of the overlay slows that down.

We also do Petromat overlays, a paving fabric laid between the old surface and the new asphalt. Asphalt binder is sprayed, the fabric is rolled into it, then the hot mix goes over the top. The Federal Highway Administration says a paving fabric interlayer helps mitigate reflective cracking and acts as a moisture barrier. It also says fabric suits pavement that is sound but aged, not pavement with structural problems.

Parking lot resurfacing and flush tie-ins

A parking lot usually stays in service while it is resurfaced. We plan the work in phases with you. That covers which sections go first, where customers park while a section cures, and when trucks come back. Once the new surface has cured we come back and restripe the lot.

An overlay raises the pavement by its own thickness. That matters at a garage door, a concrete apron, a sidewalk or the road edge. Highway crews mill the old surface down first. On a driveway we saw cut the old asphalt back so the new layer ties in flush.

Around North Zulch the ground decides how long a new surface lasts. The NRCS says the Zulch clay cracks and swells with the weather. Those cracks run half an inch to an inch and a half wide in a dry summer. That movement breaks pavement here, so drainage and repairs come before the new layer.

How We Work

How a Job With JEJ Asphalt & Concrete Recovery Runs

From the first call to the day you can drive on it, here is how it goes.

1

Call or text for a free estimate

Call or text (979) 595-5944, or send the form on this page. Tell us what the drive, lot or road is doing now.

2

We come out and measure

We come out, look at the ground, measure the area and see where the water goes. Then the estimate spells out the square footage, the base work and the thickness.

3

Grading and base work

We shape the site so water runs off it, then put the base down and compact it. Soft spots and failed areas get dug out and rebuilt before anything goes over them.

4

Paving day

Hot mix asphalt is laid with our LeeBoy pavers and rolled while it is still hot. Chip seal jobs get emulsion sprayed, then rock spread over it and rolled in.

5

Cure time and cleanup

We clean the site up before we leave and tell you how long to stay off the new surface. Striping or sealcoating gets scheduled once the pavement has cured.

FAQ

Resurfacing and Overlays Questions, Answered

Common questions about resurfacing and overlays across the Brazos Valley and about 60 miles around North Zulch. If yours is not here, call and ask.

Call (979) 595-5944

Can my driveway be resurfaced, or does it need to be replaced?
If the base is sound and the damage is on the surface, an overlay works. Gray, worn asphalt with hairline cracks is a good candidate. Alligator cracking, potholes that keep coming back and pavement that moves under a truck point to base failure. We come out, look at it and tell you which one you have.
How thick is an asphalt overlay?
For a driveway, Asphalt Institute guidance says an overlay 1.5 to 2 inches of surface mix is usually enough. TxDOT allows 1.5 to 3 inches per lift for its fine surface mix. Your estimate spells out the thickness, the repairs and the square footage for your job. It also names the 3-year written warranty on new asphalt we install.
What does asphalt resurfacing cost?
The price depends on the size of the area and how much leveling and patching comes first. Thickness, the material cost and the mileage move it too. We come out, look at the site and give you a free estimate. Our cost guide covers what drives asphalt paving prices in Texas.
Will the old cracks come back through the new asphalt?
Some can, and that is called reflective cracking. Federal guidance on thin overlays says wide, active cracks will reflect through a new layer. Filling the cracks first slows it down, and a Petromat paving fabric does more. Where the cracking is structural, that section gets rebuilt instead of covered.
How long does an asphalt overlay last?
That depends on what is under it and what runs over it. Federal Highway Administration figures put the added life from a thin overlay in Texas at 7 to 10 years. Low traffic routes generally do better than busy ones. Crack filling and sealcoating keep water out and stretch it further.
Do I need a permit to resurface a driveway?
Ask before the work starts, because it depends on the road your driveway meets. Madison County's driveway permit checklist exempts maintenance that does not involve resurfacing, so resurfacing can need one. If the drive ties into a state highway or an FM road, TxDOT's driveway rules apply. We build to them.
