Road Paving · North Zulch, TX

Private road paving, ranch roads and subdivision streets

Road paving here means the roads the county does not maintain. We pave private roads, ranch roads, subdivision streets and shared driveways that serve several homes. Church, camp and community roads too. We are based in North Zulch and work the Brazos Valley and about 60 miles around.

Every road starts underneath. We shape the ground, build the base, crown the surface and cut the ditches. Then comes the surface. That is hot mix asphalt paving laid with our own LeeBoy pavers, or chip seal sprayed and rolled in courses. A road takes heavier loads than a driveway, so the base under it is built deeper.

What We Handle

  • Private roads and shared driveways that serve several homes
  • Ranch roads built for cattle trailers, hay trucks and feed trucks

Who maintains a private road in Texas?

A private road belongs to the people it serves. Madison County's subdivision rules put it plainly: private roads and easements are not public roads. A right of way stays private until the county accepts it for maintenance. So the paving, the patching and the drainage fall to the owners.

Other counties around us run their own rules. Brazos County puts it in writing: if the road is private, the county does not maintain it. Ask the county before you plan the work, and start with the precinct commissioner.

Most of the private roads we pave serve a few families, a property owners association or a single ranch. Builders call about new subdivision streets. Churches and camps call about the road in and the parking lot at the end of it. The road owner decides what gets built and when.

Ranch road construction starts with the base and the ditches

The ground here moves. The Zulch clay cracks open in a dry summer. Those cracks run half an inch to an inch and a half wide, and 40 inches deep. Wet weather swells them shut again, and the road on top rides every bit of it.

So we build the shape before the surface. Madison County wants the center line of a subdivision street at least 3 inches above the edges. Roads without curbs get ditches alongside, usually 18 inches below the finished road. Culverts go in where a ditch or a drive crosses the road.

Ranch roads carry loads a driveway never sees. Cattle trailers, hay trucks, feed trucks and oilfield traffic all track the same two ruts. We build the base heavier where trucks turn and where the road meets the county road. Soft spots get dug out and rebuilt before any surface goes on.

Hot mix asphalt, chip seal or road base for a long road

Hot mix asphalt is the strongest of the three. It suits subdivision streets, shared drives and any road with daily traffic. Madison County's subdivision rules call for at least 1.5 inches of hot mix over 6 inches of compacted base. A two course surface treatment needs 7 inches of base under it.

Chip seal is the other road surface we build. Liquid asphalt is sprayed on the base, then rock is spread over it and rolled in. Two or three courses make a tougher road. County and TxDOT crews call this a seal coat or a surface treatment.

Some roads are not ready for a hard surface yet. We can build them in road base or asphalt millings first, then come back with chip seal or asphalt later. The base work is the same either way. Your estimate spells out the thickness, the base work and the square footage for your road.

How We Work

How a Job With JEJ Asphalt & Concrete Recovery Runs

From the first call to the day you can drive on it, here is how it goes.

1

Call or text for a free estimate

Call or text (979) 595-5944, or send the form on this page. Tell us what the drive, lot or road is doing now.

2

We come out and measure

We come out, look at the ground, measure the area and see where the water goes. Then the estimate spells out the square footage, the base work and the thickness.

3

Grading and base work

We shape the site so water runs off it, then put the base down and compact it. Soft spots and failed areas get dug out and rebuilt before anything goes over them.

4

Paving day

Hot mix asphalt is laid with our LeeBoy pavers and rolled while it is still hot. Chip seal jobs get emulsion sprayed, then rock spread over it and rolled in.

5

Cure time and cleanup

We clean the site up before we leave and tell you how long to stay off the new surface. Striping or sealcoating gets scheduled once the pavement has cured.

FAQ

Road Paving Questions, Answered

Common questions about road paving across the Brazos Valley and about 60 miles around North Zulch. If yours is not here, call and ask.

Call (979) 595-5944

Can you pave a road that several families share?
Yes, shared roads and private drives are regular work for us. We measure the whole road, and the estimate breaks it into stretches. Owners can then decide how to split it. Some roads get done in one run, others a stretch at a time.
Should a ranch road be hot mix asphalt or chip seal?
It depends on the traffic and the length of the road. Chip seal suits long ranch and private roads with light traffic. Hot mix asphalt holds up better where trucks turn, brake and run every day. We can look at the road and price both, or read chip seal and asphalt side by side.
What does road paving cost?
The price comes down to the length and width of the road, the base, the drainage and the material. Mileage matters too, and small jobs cannot be priced by the square foot. We come out, look at the site, measure it and give you a free estimate. Call or text (979) 595-5944.
Do I need a permit to pave a private road?
Not for the road itself, as long as it stays on private land. The question comes up where the road meets a public one. Madison County requires a driveway access permit for a new connection or a culvert. On a state highway, that access permit goes through TxDOT.
How wide should a private road be?
Wide enough for two vehicles to pass and for a fire truck to get in and back out. Madison County's subdivision rules set a finished base width of at least 24 feet on most subdivision streets. Dead end streets need a turnaround at the end. Ranch roads are often narrower, so we widen the base where trucks meet or turn.
Do you build the streets in a new subdivision?
Yes. We work for builders, developers and property owners associations on new subdivision streets. The county sets the standard a street has to meet to be accepted for county maintenance. We build private roads and subdivision streets to that standard, for the people who own them.
