Iola sits in the northwest corner of Grimes County, where FM 39 meets FM 244. The town itself is small. The 2020 Census counted 311 people on about one square mile. The 77861 ZIP around it held 2,850 people across roughly 115 square miles. That spread is the paving picture here. Most jobs are not short driveways in town. They are long drives off county roads, ranch entrances, turnarounds at the shop and pads by the hay barn.
We are based in North Zulch, about 11 miles north of Iola on FM 39. It is a straight run down one road. Asphalt paving is the main work: new pavement, replacement and overlays for homes, ranches and businesses. We also build asphalt driveways and lay chip seal on ranch roads. We seal and stripe lots, and patch what has already failed. Call or text (979) 595-5944 for a free estimate.

The soil mapped at the Iola town center is Zulch fine sandy loam, 1 to 5 percent slopes. USDA records the Zulch series as the whole of that map unit. It is a few inches of sandy loam sitting on clay. The clay layer starts only 5 to 13 inches down.
That clay decides how long a driveway lasts. The USDA series description says the soil cracks when it dries out. Those cracks run half an inch to an inch and a half wide. They reach 40 inches deep or more. Water moves through the clay very slowly. In a wet winter it swells and closes back up.
So the ground under an Iola drive moves every year. Grimes County averages 40.5 inches of rain, with July highs near 96 degrees. Asphalt laid over soft or wet ground cracks at the edges and sinks in the low spots. We grade for drainage first, compact the base next, then lay hot mix. That same base work carries a road base drive if asphalt is not the plan yet.
A quarter mile of drive is a different job from a driveway at a house in town. Out here the real choices are hot mix asphalt, chip seal, asphalt millings and plain road base. The traffic it carries and the ground under it decide which one fits.
Chip seal is liquid asphalt sprayed on a prepared base, with rock spread and rolled into it. It goes down in two or three courses. County and TxDOT crews call the same work seal coat. TxDOT places surface treatments over a crushed stone base to seal the base and give it a wearing surface. Its manual puts the average life of a seal coat at six to eight years. Some have lasted twenty.
Asphalt millings sit in the middle: recycled asphalt spread, graded and rolled over a prepared base. Hot mix is the smoothest surface and takes the heaviest traffic. All of them start with the same grading, ditch work and compacted base. That part matters more than the surface on top of it.
FM 39 and FM 244 are state maintained routes. A new driveway onto state right of way needs a TxDOT access driveway permit from the district office. TxDOT's Bryan District covers Grimes County. No work goes in on the right of way until that permit is issued.
Off the FM roads, the county roads belong to Grimes County. The county road department in Anderson issues driveway and culvert permits. Ask it for the culvert size and length before work starts, because the county sets those locally. Streets inside the Iola city limits are the city's call. We build to whichever rules apply.
One more Grimes County rule shapes work out here. The county requires a special road use permit for heavy vehicles on roads it maintains. That covers any vehicle over 34,000 pounds, or over 10,000 pounds per axle. Material deliveries to a job get planned around it.
The commercial paving in Iola is small lots that take steady use. Church lots, the school campus, shops and the business frontage along FM 39 all sit in that group. A lot that size still needs drainage, a compacted base and a section built for the trucks using it.
Those lots get the same build a larger one gets. New parking lot paving or a rebuild, then stalls, arrows and accessible spaces marked to the Texas Accessibility Standards. Crack filling and sealcoating after that keep water out of the base. On a lot a business still needs open, we plan the work in phases with you.
Ranch and oilfield traffic work this county too. Grimes County produced almost 267,000 barrels of oil and more than 21 million cubic feet of gas in 2004. Oilfields near Iola opened in the 1970s and 1980s. Feed trucks, hay trailers and cattle trailers load pavement harder than a car does. A section built for that traffic is not the section a house driveway needs.
