Sealcoating · North Zulch, TX

Sealcoating that starts with a clean, prepped surface

Sealcoating, or asphalt sealing, is a thin coat of sealer spread over pavement you already have. It shields the surface from sun, water and the oil that drips out of parked cars. On a driveway it puts the black back and slows the graying. On a parking lot it also gives you a clean surface for fresh lines.

Sealer only helps pavement that is sound underneath, so the prep is most of the job. The surface gets blown clean of dirt and loose material, and pressure washed where it is needed. Cracks get filled with hot rubber crack filling and oil spots get scraped and primed. Then the sealer goes down and traffic stays off while it cures. We sealcoat driveways and parking lots around North Zulch and the Brazos Valley.

What We Handle

  • Sealcoating for asphalt driveways, turnarounds and parking pads
  • Parking lot sealcoating for businesses, churches, motels and shops

  • Oil and grease spots scraped and primed so they do not bleed through
  • Sealer put down with our own sealcoating machine
  • Two coats where a lot calls for it, with extra over entrances and drive lanes
  • Stalls, arrows and accessible spaces restriped once the sealer cures

What sealcoating does for an asphalt driveway

Asphalt turns gray because the sun dries out the binder that holds the rock together. The Asphalt Institute describes old surfaces that turn dry and brittle, then start shedding rock. Sealer is a coating over that surface. It slows the drying and keeps water and fuel drips out of the top layer.

Sealer does not add strength. It is a coating, not pavement. It will not hold up a soft base, fill a pothole or close alligator cracking. Those areas need asphalt repair first, and a lot with a failed base needs more than sealer.

One note on the name. TxDOT and Texas county road crews call chip seal a seal coat or a surface treatment. That job sprays asphalt and rolls rock into it to build a new surface. Sealcoating builds nothing. It coats pavement you already have.

How often should a driveway be resealed in the Texas sun?

The NOAA weather station in Madisonville averages about 100 days a year at or above 90 degrees. College Station runs a little higher. That much sun is hard on a black surface, and it is why driveways here gray out.

The Asphalt Institute says a well built driveway or lot should not need sealing for about 2 to 5 years. Its driveway guidance puts the recoat interval at every two to five years after that. So sealcoating is upkeep you repeat on a schedule. Traffic and standing water move the timing either way.

New asphalt gets left alone for a while. Sealer specifications call for a minimum of four weeks of cure before any coating. The Asphalt Institute says to wait until the driveway is several months old. Madison County's driveway permit checklist puts sealing an existing asphalt driveway in the no permit column.

Parking lot sealcoating and restriping for businesses

A parking lot takes more punishment than a driveway. Cars turn on the same spots, trucks drag across the entrance, and oil collects where people park. Sealer specifications for lots call for two coats over the whole surface. A third coat goes over entrances, exits and drive lanes, where the wear is worst.

We plan the work in phases with you so the business can keep operating. Half the lot gets sealed while the other half stays open, then the work moves over. Churches, motels, shops and equipment yards usually get sealed on their slow days.

Fresh sealer has to cure before paint touches it. The specification calls for a full day of drying after the last coat. That is why sealing and parking lot striping get scheduled back to back. If the layout is changing, the old lines get blacked out before the sealer goes down.

How We Work

How a Job With JEJ Asphalt & Concrete Recovery Runs

From the first call to the day you can drive on it, here is how it goes.

1

Call or text for a free estimate

Call or text (979) 595-5944, or send the form on this page. Tell us what the drive, lot or road is doing now.

2

We come out and measure

We come out, look at the ground, measure the area and see where the water goes. Then the estimate spells out the square footage, the base work and the thickness.

3

Grading and base work

We shape the site so water runs off it, then put the base down and compact it. Soft spots and failed areas get dug out and rebuilt before anything goes over them.

4

Paving day

Hot mix asphalt is laid with our LeeBoy pavers and rolled while it is still hot. Chip seal jobs get emulsion sprayed, then rock spread over it and rolled in.

5

Cure time and cleanup

We clean the site up before we leave and tell you how long to stay off the new surface. Striping or sealcoating gets scheduled once the pavement has cured.

FAQ

Sealcoating Questions, Answered

Common questions about sealcoating across the Brazos Valley and about 60 miles around North Zulch. If yours is not here, call and ask.

Call (979) 595-5944

How long do I need to keep cars off after sealcoating?
Plan on a day or two. Sealer that is dry to the touch is ready for foot traffic, not for cars. The sealer industry puts a two coat job at 24 to 48 hours before vehicles come back. Heat and humidity move the timing, and we tell you when it is ready.
When can a new asphalt driveway be sealcoated?
Not right away. Sealer specifications call for a minimum of four weeks of cure on new asphalt. The Asphalt Institute goes further and says to wait until the driveway is at least several months old. A well built driveway should not need sealing for about 2 to 5 years anyway.
What does sealcoating cost?
It depends on the square footage and the shape the pavement is in. A lot that needs heavy crack filling and a second coat costs more than a clean driveway. Material cost and the miles out from North Zulch also count. We come out, look at the site and give you a free estimate.
Will sealcoating fix cracks and potholes?
No. Sealer bridges hairline surface cracks and nothing wider. Cracks get filled with hot rubber first. Potholes, broken edges and alligator cracked areas get cut out and patched before the sealer goes down. Sealing over a failed area only hides it.
What weather do you need for sealcoating?
Warm and dry. Sealer specifications call for air and surface temperature at 50 degrees and rising before any sealer goes down. They also call for no rain in the forecast for the day after, and no drop below 50 overnight. In the Brazos Valley that puts most sealcoating between spring and fall.
Do you restripe a parking lot after sealing it?
Yes. Fresh sealer cures a full day before traffic paint goes on, so striping follows right behind the sealing. Stalls, arrows, fire lanes and accessible spaces all go back on. If the layout is changing, or accessible spaces are involved, the striping rules for Texas lots apply.
