Parking Lot Repair and Maintenance in North Zulch, TX

Parking Lot Repair · North Zulch, TX

Pavement maintenance for the lot your customers use

Parking lot repair and maintenance keeps the asphalt lot you already have in working shape. We fix potholes, failed spots, crumbling edges and low spots that hold water, then keep the pavement sealcoated and striped. The work is for businesses, restaurants, churches, motels, shops and equipment yards, plus HOAs and POAs. We are based in North Zulch and work the Brazos Valley and about 60 miles around.

A worn lot gets fixed in steps: thin cracks get hot rubber crack filling, and broken areas get patched. Then a sound surface gets sealcoating, and the lines go back on. We come out, look at the lot, measure it and give you a free estimate. Call or text (979) 595-5944.

Asphalt parking lot repair: what the damage tells you

Most parking lot damage starts with water. A national repair guide says potholes start with moisture getting into the cracks. It also calls cracking a sign of sub-base failure or poor drainage. Parking lot pothole repair fixes the hole, and filling the cracks helps head off the next one.

Alligator cracking is a patch of small, connected cracks that looks like an alligator's skin. A state highway maintenance guide ties it to repeated traffic loads, often over a weak or wet base. Left alone, it typically turns into potholes. Raveling is the surface wearing away from the top down, leaving loose stone and a rough lot.

Oil drips and fuel spills eat into the asphalt where vehicles sit. The Asphalt Institute says the glue in asphalt is a petroleum product, so gasoline and car oil can dissolve it. Crumbling edges, sunken spots, standing water and faded lines round out the list. Each one points to a different fix.

What order does pavement maintenance go in?

Pavement maintenance on a lot goes in a set order, and each step sets up the next. Cracks get filled first, to keep water and debris out of them. Then potholes and failed spots get asphalt repair and patching, cut out square and filled with hot mix.

Some spots fail below the surface. Where the base under the asphalt has failed, crack filling cannot fix it, a state maintenance guide notes. Those areas get a saw cut, remove and replace repair. The old asphalt comes out, new base goes in, and hot mix is compacted flush.

Sealcoating comes next, over a surface blown clean with the oil spots treated. Traffic stays off while it cures. Parking lot striping goes back on last. Under the ADA, a business that restripes its lot must provide accessible parking spaces, the US Department of Justice says.

Commercial parking lot maintenance in the Brazos Valley

A business lot has to keep working while it gets fixed. Restaurants, churches, motels and shops each have hours when the lot fills up. We plan the work in phases with you so the business can keep operating. One section gets patched or sealcoated while the rest stays in use.

Maintenance stops paying when the damage runs across the whole lot. Alligator cracking that has spread is one sign, and potholes that keep coming back in the same spots are another. A TxDOT manual says traffic load cracking, alligator cracking included, normally takes a thick asphalt overlay or reconstruction to correct.

Past that point, patch money is better spent on an asphalt overlay or a new parking lot. Failed areas still get rebuilt before any overlay goes on. We work lots in Bryan, College Station, Madisonville and the towns around North Zulch. We come out, look at the lot and tell you which side of that line it is on.

How We Work

How a Job With JEJ Asphalt & Concrete Recovery Runs

From the first call to the day you can drive on it, here is how it goes.

1

Call or text for a free estimate

Call or text (979) 595-5944, or send the form on this page. Tell us what the drive, lot or road is doing now.

2

We come out and measure

We come out, look at the ground, measure the area and see where the water goes. Then the estimate spells out the square footage, the base work and the thickness.

3

Grading and base work

We shape the site so water runs off it, then put the base down and compact it. Soft spots and failed areas get dug out and rebuilt before anything goes over them.

4

Paving day

Hot mix asphalt is laid with our LeeBoy pavers and rolled while it is still hot. Chip seal jobs get emulsion sprayed, then rock spread over it and rolled in.

5

Cure time and cleanup

We clean the site up before we leave and tell you how long to stay off the new surface. Striping or sealcoating gets scheduled once the pavement has cured.

FAQ

Parking Lot Repair Questions, Answered

Common questions about parking lot repair across the Brazos Valley and about 60 miles around North Zulch. If yours is not here, call and ask.

Call (979) 595-5944

How often does a parking lot need maintenance?
Treat cracks as they appear, and plan on sealcoating every three to five years, a national cost guide says. The Asphalt Institute adds that a well-built new lot should not need sealcoating for about 2 to 5 years. Fix potholes and failed spots when they first show up, before water spreads the damage.
Can our lot stay open while it is repaired?
Part of it usually can, because we plan the work in phases with you. One section is worked while the rest stays in use. A sealcoated section stays closed until the sealer cures and it is ready for traffic. Tell us your busy hours and delivery times when we come out to look at the lot.
What does parking lot repair cost?
The price depends on how much of the lot has failed and how deep the repairs go. Base work, material cost and mileage count too, plus any sealcoating and restriping. We come out, look at the site and give you a free estimate. Our guide to parking lot paving costs in Texas covers market ranges for new lots and repairs.
Does a business lot need accessible spaces if we are not restriping?
For a business open to the public, usually yes. Those businesses have an ongoing ADA duty to remove barriers in existing lots when that is readily achievable. The US Department of Justice says restriping is readily achievable in most cases. Our guide to Texas parking lot striping requirements covers how many spaces a lot needs.
Why does water stand in our parking lot after it rains?
Standing water means part of the lot is too flat or has sunk. The Asphalt Institute recommends a slope of at least 1.5% on parking lots so water drains off. Water that sits soaks into cracks and the base. A low spot can be cut out and rebuilt to drain, or leveled ahead of an overlay.
Is there a warranty on parking lot repairs?
Yes, for the patching. We give a 2-year written warranty on repairs and patching (non-structural issues). The estimate spells out the written warranty for your job. Call or text (979) 595-5944 and we will come out and look at the lot.
