Bryan is the Brazos County seat and it keeps adding people. The Census Bureau put the city past 90,000 in its 2024 estimate. The old grid east of downtown has short driveways, alleys and pavement that has been patched for years. Newer subdivisions north and west have wider drives, and the acreage outside town runs on long private drives.
Bryan is one of the closest towns to our base in North Zulch. We come down SH 21 through Kurten, and Texas Avenue brings us into town. Asphalt paving is the main work here: driveways at the house, parking lots for businesses and private roads. We also chip seal, sealcoat, fill cracks and patch pavement that has failed. Call or text (979) 595-5944 and we will come out, look at the site and give you a free estimate.

Brazos County sits between the Navasota and the Brazos rivers and gets about 39 inches of rain a year. The northern third of the county is Blackland Prairie and the rest is Post Oak Savannah. Bryan sits on that seam, so the ground changes from one side of town to the other.
In north Bryan around Briarcrest Drive, the soil survey maps Boonville fine sandy loam, which is somewhat poorly drained. Its subsoil is a high shrink swell clay. Out toward Villa Maria Road the Zack soils take over. Their official description records cracks and high shrink swell from 7 to 24 inches down. Sandy on top, tight clay underneath.
That clay swells in a wet winter and shrinks in a dry summer. The pavement rides on top of it. So the site is graded for drainage first, then the base goes down and gets compacted. An asphalt driveway holds up here when water leaves it and the base under it is solid. Your estimate spells out the thickness, the base work and the square footage.
Most of the commercial pavement in Bryan sits along a handful of roads. Texas Avenue is the main spine and carries TX 6 Business. Villa Maria Road and Briarcrest Drive both carry FM 1179, and Boonville Road carries FM 158. The Earl Rudder Freeway frontage roads hold the highway front retail.
Behind those corridors are the truck lots. Bryan Industrial Park covers 671 platted acres, and the Brazos County, Carrabba and East Brazos industrial parks add hundreds more. We pave lots for restaurants, shops, churches, motels, offices and equipment yards. One of our jobs in Bryan was a restaurant parking lot paved ahead of its opening.
Car stalls and truck lanes do not carry the same load. Drive lanes, the loading area and the dumpster approach are built heavier than the parking rows. The work is planned in phases with you so the business can keep operating. Stalls, fire lanes and accessible spaces get marked once the new asphalt is ready for paint. New asphalt we install carries a 3-year written warranty.
Inside the city limits, Bryan issues a right of way work permit for work in the public right of way. Its residential type covers driveway repair and new driveway installation. Commercial driveway reconstruction falls under a separate type. Chapter 106 of the city code is what that program runs on.
Plenty of Bryan addresses front a state maintained road. Texas Avenue, Earl Rudder Freeway, Villa Maria Road, Briarcrest Drive and Harvey Mitchell Parkway all carry state route numbers. A driveway onto one of those goes to TxDOT. Bryan has a driveway access form for TxDOT roadways. The city engineering department reviews it and sends it to the state.
Outside the city limits the county takes over. Brazos County Road and Bridge issues a right of way access permit for driveways and culverts on county roads. The county says plainly that it does not maintain farm to market roads, city streets or private roads. Whoever owns the road sets the rules for the entrance, and we build to them.
The Eastside Historic District, Carver-Kemp, Milam-Jones, Wonderland and Castle Heights are old Bryan. Lots are narrow, driveways are short and many houses back onto an alley. A small drive is still a real paving job, and the tie into the street has to sit flush. Crumbling edges and broken corners often call for asphalt repair and patching rather than a new driveway.
The newer side of town looks different. The Traditions, Austin's Colony, Copperfield, Edgewater and Greenbrier have wider lots and longer drives. The city maps 46 registered neighborhood associations across Bryan. Driveways, shared drives and POA pavement all get the same base and drainage work.
North and east of town the ZIP codes get big. The 77808 ZIP alone covers more than 250 square miles of Brazos County. Out there a drive can run hundreds of feet off a county road. Acreage subdivisions such as Rainbow Acres and North Country Estates sit out that way. Hot mix asphalt suits the short ones, and chip seal often fits a long ranch drive better.
