Parking lot striping is what makes a lot work. The lines tell drivers where to park, where to stop and where to drive. When the paint wears off, cars park crooked and the lot holds fewer of them. We stripe lots across the Brazos Valley in traffic paint, both fresh layouts and faded lots brought back.
We are based in North Zulch and work the Brazos Valley and about 60 miles around. A new lot gets its first layout after the parking lot paving is finished. On an older lot we follow the layout that is there or set a new one. Either way, we come out, look at the lot, measure it and give you a free estimate.

A striping job starts with the layout. We measure the lot, count the stalls it has room for, and chalk the lines before any paint goes down. On a restripe, the lines already there usually set the layout.
Then the markings go on: stalls, arrows, stop bars, crosswalks, loading zones, curb painting and fire lanes. We use traffic paint and our own striping machine. The surface has to be clean first, so loose dirt and grit get blown or broomed off.
Paint also needs dry pavement that is warm enough. TxDOT's pavement marking spec calls for a surface that is completely dry and at least 50 degrees. Around here, rain stops a striping day far more often than cold does.
Accessible spaces are the part of a lot with real rules behind them. The count comes from the total spaces in the lot. One accessible space covers a lot of 1 to 25 spaces. Two are needed from 26 to 50, three from 51 to 75 and four from 76 to 100.
In Texas those rules are the Texas Accessibility Standards, and the parking numbers match the 2010 ADA Standards. One of every six accessible spaces has to be van accessible, and every lot needs at least one van space. A car space is at least 96 inches wide and a van space at least 132 inches. The access aisle beside it is at least 60 inches wide and runs the full length of the space.
Restriping is the moment these rules come due. ADA.gov's guidance says a business that restripes its lot has to provide accessible spaces that meet the 2010 ADA Standards. Texas law adds the words NO PARKING in the access aisle and the accessibility symbol in the space. The standards also cap the slope in those spaces and aisles at 1:48, which grading sets rather than paint.
We stripe business lots around Bryan, College Station, Madisonville and the smaller towns nearby. Restaurants, shops, churches, motels, equipment yards and offices use the same markings. A lot that reads clearly holds more cars and keeps traffic moving the right way.
Fire lane markings follow the fire code your city has adopted. Texas law sets the floor: red curbs marked FIRE LANE TOW AWAY ZONE in three inch white letters. Bryan's fire department asks for more, with an 8 inch red stripe as one option where there is no curb. Ask your fire marshal before the layout is painted, because the rules change from town to town.
Potholes and broken patches get fixed before paint goes down. A lot due for sealer is striped after the sealer, not before. We can paint a lot in sections and plan the work in phases with you.

We come out, look at the ground, measure the area and see where the water goes. Then the estimate spells out the square footage, the base work and the thickness.
We shape the site so water runs off it, then put the base down and compact it. Soft spots and failed areas get dug out and rebuilt before anything goes over them.
Hot mix asphalt is laid with our LeeBoy pavers and rolled while it is still hot. Chip seal jobs get emulsion sprayed, then rock spread over it and rolled in.
We clean the site up before we leave and tell you how long to stay off the new surface. Striping or sealcoating gets scheduled once the pavement has cured.
