Parking lot paving is commercial work, and a lot carries loaded trucks as well as cars. We build new lots, replace worn out pavement and add parking for restaurants, shops, churches, motels and equipment yards. Builders call us for the lot on a new building, and property managers about the one they have. We are based in North Zulch and work the Brazos Valley.
Every lot starts at the ground, so we grade the site for drainage, then lay the base and compact it. Hot mix asphalt goes down with our own LeeBoy pavers and gets rolled while it is hot. Parking lot striping follows once the pavement is ready for paint. Call or text (979) 595-5944 and we will come out, measure the lot and give you a free estimate.

A parking lot is only as good as what sits under it. The ground here is shrink swell clay, and it moves. The USDA soil survey places the Zulch series in the Texas claypan area of east-central Texas. In a dry summer it cracks up to an inch and a half wide, 40 inches down.
The site is graded and the base compacted before any asphalt goes on it. Where the clay is soft, lime or cement can be mixed into the subgrade to firm it up. TxDOT has standard specifications for both. On a large lot that call comes from a soils report or the project engineer.
Hot mix asphalt goes down over the finished base and is compacted hot. Car stalls and truck lanes carry different loads, so the lanes, loading area and dumpster approach are built heavier. Dumpster pads take the worst of it, and many lots get a concrete pad there. Your estimate spells out the thickness, the base work and the square footage.
It comes down to the base under the lot. If the base is sound and the surface is worn, an asphalt overlay costs less than tearing the lot out. The Asphalt Institute puts a typical overlay at 1.5 to 2 inches of surface mix. The old surface has to be clean, and weathered pavement gets a tack coat.
Broken areas are fixed before any overlay goes on. Weak spots, holes and wide cracks are cut out and patched with hot mix. The base under them is rebuilt where it failed. That is asphalt repair and patching, and it keeps the work to the areas that gave out. A lot that only needs upkeep gets parking lot repair and maintenance instead.
Some lots are past an overlay. Alligator cracking, pavement that sinks under a truck and standing water all point at the base. Those lots get the failed pavement removed and the section rebuilt from the dirt up. New asphalt we install carries a 3-year written warranty.
Most lots can be paved a section at a time. We plan the work in phases with you, so part of the lot stays open. Delivery windows, service times and your busiest days go into that plan first. Sections stay closed while the asphalt cures, so expect some rearranging.
Hot mix can go down most of the year in the Brazos Valley. TxDOT's spec calls for a dry pavement surface and enough heat in it. For the common binder grade, its floor for a surface layer is 50 degrees. Winter rain stops work here more often than cold does.
The lot entrance counts too. Texas Avenue, Briarcrest Drive and Bryan's other commercial streets are state maintained. A new commercial driveway onto one needs a TxDOT permit, and a county road needs the county's. Whoever maintains the road sets those rules, and we build the entrance to them.

We come out, look at the ground, measure the area and see where the water goes. Then the estimate spells out the square footage, the base work and the thickness.
We shape the site so water runs off it, then put the base down and compact it. Soft spots and failed areas get dug out and rebuilt before anything goes over them.
Hot mix asphalt is laid with our LeeBoy pavers and rolled while it is still hot. Chip seal jobs get emulsion sprayed, then rock spread over it and rolled in.
We clean the site up before we leave and tell you how long to stay off the new surface. Striping or sealcoating gets scheduled once the pavement has cured.
