How Much Does It Cost to Pave a Parking Lot in Texas?
National cost guides put a new asphalt parking lot at $2 to $4.50 per square foot. One guide’s average job is $75,000, with a typical range of $10,000 to $150,000. Totals run from $5,000 for small lots to $700,000 for large ones.
Those are market numbers, not our price list. The same guide puts materials at $1 to $2.50 per square foot and labor at $1.50 to $2. Where a Texas lot lands depends on its size, the base work, the thickness and the trip to the site. Our parking lot paving page shows how we build a lot from the ground up.
What does an asphalt parking lot cost by size?
Contractors usually price a lot by the square foot, not by the space. One national guide sizes a standard space at 9 by 18 feet, or roughly 162 square feet. Drive aisles and extra room take slightly more than half the lot. So a whole lot comes to roughly double its stall area.
The table doubles the stall area to size each lot. Then it prices each lot two ways. One uses $2 to $4.50 per square foot, and the other uses the guide’s $400 to $1,130 per space.
| Spaces | Lot size (stalls doubled) | At $2 to $4.50 per sq ft | At $400 to $1,130 per space |
|---|---|---|---|
| 10 | 3,240 sq ft | $6,480 to $14,580 | $4,000 to $11,300 |
| 25 | 8,100 sq ft | $16,200 to $36,450 | $10,000 to $28,250 |
| 50 | 16,200 sq ft | $32,400 to $72,900 | $20,000 to $56,500 |
| 100 | 32,400 sq ft | $64,800 to $145,800 | $40,000 to $113,000 |
The guide’s own examples land inside these ranges. It lists 10 spots at 4,000 square feet for $10,000, and 100 spots at 30,000 square feet for $75,000. Those examples work out to 300 to 400 square feet per space, so treat the table as a starting point.
Small jobs cannot be priced by the square foot. The smaller the lot, the rougher the table gets.
What drives parking lot paving cost?
Grading and drainage. Standing water is hard on a lot, so the slope comes first. The Asphalt Institute recommends a slope of at least 1.5% on parking lots so water drains off. Getting that slope can mean moving dirt before any base goes down.
Base work on clay. The USDA’s Zulch soil series, described from a site in Brazos County, is very slowly permeable. It cracks when dry, and the cracks can extend to 40 inches or more. Soft spots get dug out, and the base is built up and compacted before paving.
Thickness and truck traffic. One national guide lists the depth of paving as a cost factor, and trucks drive the depth. A pavement consultant quoted in the Asphalt Institute’s magazine says many lots fail from pavement too thin for loaded trucks. Entrances, exits, drive-throughs and dumpster pads are the spots that break down.
That consultant’s guidance runs 3 inches of hot mix over 6 inches of aggregate base for a light-duty lot. For a heavy-duty lot, it runs 6 inches of hot mix over 3 inches of base. Those are general figures, and your estimate spells out the thickness for your lot.
Tearing out a failed lot. A lot that has failed comes out before the new one goes in. One national cost guide puts asphalt removal at $3 to $7 per square foot, figured on driveways. Thicker pavement takes more work to remove, and hauling off the old asphalt adds to the total.
Access and the trip. One national guide expects greater costs for areas that are hard to reach. It also adds delivery fees when a job sits more than 15 to 20 miles from a hot asphalt plant. We are based in North Zulch and work the Brazos Valley and about 60 miles around. Mileage is part of the price.
Striping and accessible spaces. A new lot gets parking lot striping once the asphalt is ready for paint. One national guide puts a typical striping job at $500 to $1,000, with accessible stalls at $25 to $40 each. Our post on Texas parking lot striping requirements covers how many accessible spaces a lot needs.
State review at $50,000. For projects under the state’s accessibility law, TDLR reviews the plans when the estimated cost is $50,000 or more. In the table above, the 50 and 100 space rows can pass that mark. Smaller projects are not registered, but they still have to meet the Texas Accessibility Standards.
When does fixing the old lot cost less than paving a new one?
When the base underneath is still sound. One national cost guide says an asphalt lot lasts 20 years with routine care. It says to resurface about every 15 years and sealcoat every three to five years. Cracks get treated as soon as they appear.
National cost guides price each fix differently.
| Job | National cost guide range |
|---|---|
| New asphalt lot | $2 to $4.50 per sq ft |
| Resurfacing (overlay), a driveway figure | $1 to $3 per sq ft |
| Hot-patch repair | $2 to $5 per sq ft |
| Saw-cut repair | $4 to $12 per sq ft |
| Crack filling | $0.50 to $3.00 per linear ft |
Patching costs as much per square foot as new paving, or more. The difference is that a patch covers only the broken spots. The same repair guide notes minimum call-out fees of $100 to $250 on asphalt repairs.
An overlay, or asphalt resurfacing, lays new hot mix over sound pavement. One national guide plans on repaving a lot every 15 to 20 years. Deep cracks get repaired before the overlay goes down, which raises the total.
Cracking can also point deeper. The repair guide says cracking is a sign of base failure or poor drainage. A lot with cracks across the whole surface may need the failed pavement removed and the base rebuilt.
Routine care is what gets a lot to its 20 years. Our page on parking lot repair and maintenance lays out the order: crack filling, patching, sealcoating, then restriping. For sealer prices, see what sealcoating costs in Texas.
Are there lower cost surfaces for a low traffic lot?
Yes, up front. One national guide puts a new gravel parking lot at $1.25 to $1.80 per square foot. It also says pros rate most gravel lots for up to 10 years. TxDOT, which calls chip seal a seal coat, describes chip seals as simple, relatively inexpensive pavement surfaces.
Chip seal or gravel and road base can fit an equipment yard or overflow parking. At the other end, the same national guide puts a concrete lot at $4 to $7 per square foot.
How do you get a real number for your lot?
We come out, look at the site, measure it and give you a free estimate. The estimate spells out the thickness, the base work and the square footage for your job. You also get a 3-year written warranty on new asphalt we install.
On a working lot, we plan the work in phases with you, so part of the lot stays open. Call or text (979) 595-5944, or see how our parking lot paving works.
