Asphalt Paving, Repair and Sealcoating for Caldwell Homes and Businesses

Caldwell sits where Highway 21 and Highway 36 cross, in the middle of Burleson County. Highway 21 follows the Old San Antonio Road, and the town was laid out parallel to it. Around the courthouse square the lots are small and the driveways are short. Out on the highway frontage the pavement belongs to businesses, and it takes truck traffic all week. Past the city limits it turns into ranch and farm country in a hurry. The 77836 ZIP covers more than 400 square miles. Two out of three people in it live outside the city. The town is growing too. The Census counted just under 4,000 people here in 2020, and its 2024 estimate is about 4,800.

JEJ Asphalt & Concrete Recovery is an asphalt paving contractor based in North Zulch. We come over on Highway 21, about 46 miles through Bryan. In Caldwell we build asphalt driveways and commercial parking lots, and we pave ranch roads. We also chip seal, sealcoat, crack fill, patch and stripe. Homes, ranches, churches and businesses get the same order of work. We grade for drainage, build the base, then lay hot mix with our own LeeBoy pavers. Call or text (979) 595-5944 and we will come look at the job and give you a free estimate.

What the ground around Caldwell does to pavement

The NRCS soil map puts the middle of Caldwell on Benchley loam. That is roughly a foot of loam sitting on heavy clay. Below that first foot the clay content runs 37 to 45 percent, and water moves through it slowly. In a dry spell the soil description records cracks about half an inch wide. They reach a foot down or more.

Drive a few miles and the ground changes. West and northwest of town the maps show Padina fine sand, deep and well drained. South toward Somerville it is Kurten fine sandy loam over the same kind of swelling clay. East toward the Brazos River it is Weswood silty clay loam, old river bottom ground. Three different subgrades in one county, and each one wants its own amount of base.

Burleson County averages about 37 inches of rain a year, with July highs near 95. Clay swells when it is wet and shrinks when it dries. Pavement on top of it moves with the clay. So we grade for drainage first, then build and compact the base before any asphalt goes down. On this ground the base and the water decide how long a driveway lasts.

Asphalt driveways and ranch roads outside town

Most paving around Caldwell happens past the city limit sign. Burleson County holds about 17,600 people over 659 square miles, roughly 27 per square mile. That means long driveways off county roads, gates set back from the pavement, and turnarounds sized for a trailer. Cattle trailers, feed trucks and hay loads use the same drive as the family car.

We pave those drives in hot mix asphalt with our own LeeBoy pavers, rolled with a double steel drum roller. When the job is a half mile of ranch road, chip seal often suits it better than hot mix. County and TxDOT crews call that same work seal coat. It is not the black sealer people put on a driveway. Either way it starts underneath, with graded road base compacted so water leaves the drive.

Rebuilds are steady work out here. A drive that potholes every spring usually has water under it, not just a worn surface. We cut out the failed areas, rebuild the base and patch with hot mix. Where the base is still sound, an overlay does it. Every job starts with a free estimate, and we give a 3-year written warranty on new asphalt we install.

Parking lot paving on the square and the highway frontage

Caldwell's commercial pavement sits in two places. There is the courthouse square and the blocks around it, where lots are small, old and tight to the curb. Then there is the frontage along Highway 21 and Highway 36. Shops, churches, motels, offices, feed stores and equipment yards keep their lots out there.

Trucks are what break a small-town lot. Delivery trucks, trailers and dumpsters sit in the same spots every week. Those areas need a heavier section than the car stalls. We plan the work in phases with you so the business keeps operating. Water that stands by a door gets fixed in the grading, not covered with a thin patch.

After the asphalt comes the paint. Stall and fire lane striping goes down, plus arrows and stop bars. Accessible spaces and access aisles are marked to the Texas Accessibility Standards. Restriping a lot counts as an alteration under the 2010 ADA Standards. That means the accessible spaces have to meet current rules when the lot is repainted. Crack filling and sealcoating later keep water out of the base you paid for.

Who approves a new driveway in Caldwell and Burleson County?

It depends on whose road you are tying into. On a county road, Burleson County issues an access permit for a driveway on county right of way. There is no application fee. The form is filled out at the county 911 addressing office in the courthouse. Then the driveway location gets marked with white flags.

A Road and Bridge representative looks at the spot and sets the culvert diameter. The county policy calls for a culvert pipe at least 24 feet long. The driveway gets backfilled with TxDOT Item 247 Type A Grade 2 rock. Concrete cannot be placed closer than one foot to the road edge. You file the permit, and we build the driveway to what the county sets.

Highway 21 and Highway 36 are state highways. A driveway onto either one is a TxDOT permit instead. The Bryan District covers Burleson County. Inside the city limits, check with the city before anything starts in the right of way. Whoever owns the road writes the rules, and we build to them.

Caldwell FAQ

Questions From Caldwell Property Owners

A few of the questions we hear most around Caldwell. If yours is not here, call and ask.

Call (979) 595-5944

Do you work outside the Caldwell city limits?
Yes, and most of our Burleson County work is out on county roads. We pave and chip seal around Cooks Point, Chriesman, Deanville, Snook, Lyons, Frenstat and south toward Somerville. Long ranch driveways and shared private roads are normal jobs for us. Tell us where the drive is and we will come measure it.
What does asphalt paving cost in Caldwell?
It depends on the size of the job and the base work it needs. Access, material cost and mileage move it too, and small jobs cannot be priced by the square foot. We come out, look at the site, measure it and give you a free estimate. Our blog covers what moves driveway prices in Texas.
Do I need a permit for a new driveway in Burleson County?
On a county road, yes. Burleson County requires an access permit for a driveway on county right of way, and it lists no application fee. Road and Bridge sets the culvert size after an inspection. A driveway onto Highway 21 or Highway 36 is a TxDOT permit instead. Work inside the city limits is the city's call.
Is chip seal or hot mix better for a ranch road out here?
It comes down to traffic and base. TxDOT puts the average life of a seal coat at six to eight years. It calls a surface treatment over a crushed base the least expensive permanent asphalt surface. Hot mix costs more and carries heavy loads better. On a long ranch road with light traffic, chip seal usually fits.
How soon can we drive on new asphalt?
Asphalt Institute guidance says new hot mix can be driven on soon after placement. Waiting a few days is better. Keep loaded trucks off a fresh mat at the start, especially in summer heat. We leave care instructions when we finish. The estimate spells out the written warranty for your job.
