Road Paving
We pave private roads, ranch roads and subdivision streets in hot mix asphalt or chip seal. The base, the crown and the ditches come first, so water leaves the road.

Chip seal is a road surface built in place, one course at a time. Liquid asphalt emulsion is sprayed over a prepared base. Rock is spread over the wet binder and rolled in. Two or three courses give you a dark, tough surface that sheds water.
We chip seal ranch roads, long rural driveways, private roads and subdivision streets across the Brazos Valley. The base under a chip seal decides how long it holds up, so the base work comes first. We come out, look at the road, measure it and give you a free estimate. Call or text (979) 595-5944.

Some people call this job chip and seal or tar and chip. TxDOT and county road crews call the same work seal coat or surface treatment. It is a proven Texas road surface: TxDOT and its contractors lay about 20,000 lane miles of it a year. Over a prepared base TxDOT calls it a surface treatment, and over old pavement a seal coat.
The base comes first. We shape and crown the ground so water runs off, then compact the road base. Rock holds best when the base under it is tight and dry. A prime coat can go down on a fresh base to bind the top of it.
We use CRS-2P, a cationic rapid setting emulsion with polymer in it, which TxDOT lists for surface treatment work. Rock is spread over the wet binder and rolled in with a double steel drum roller. A second course of smaller rock goes over the first, and a third where the road calls for it. TxDOT's manual notes that the smaller top rock fills the voids below and cuts tire noise.
Chip seal earns its keep on long, low traffic roads. Around North Zulch and across Madison County, that means ranch roads, private roads and long driveways. TxDOT's manual describes what a surface treatment does over a crushed stone base: it seals and protects the base. It also gives the road surface the strength to take traffic.
There are three ways to surface a long drive. Hot mix asphalt lays down smooth and quiet, and it takes the most traffic. Plain road base washes into the ditch, ruts under tires and throws dust all summer. Chip seal sits between them, with a sealed surface that keeps the dust down.
TxDOT's manual is plain about this: a seal coat has little or no structural strength of its own. The base and the ground below do the carrying, and the ground here moves. The Zulch clay cracks open in a dry summer and swells shut when it rains. A road that is already alligator cracked or pumping mud needs base repair first.
There will be loose rock. Some of the rock never beds into the binder, and it has to come off. TxDOT's manual says the sweep should wait until the binder has cured, and that the next morning is best. Drive slow for the first few weeks while the surface tightens up.
Slow traffic helps. TxDOT's manual says slow moving vehicles set the rock in a way rollers cannot match. Fast traffic in the first days throws rock and can chip a windshield or a headlight. Rain on a fresh emulsion seal can cost you the rock, so we watch the forecast.
Chip seal is warm weather work. TxDOT's seal coat spec keeps crews off the job when the road surface is below 60 degrees. That puts most chip seal work in the Brazos Valley between spring and early fall. The manual puts the average life of a seal coat at six to eight years.

We come out, look at the ground, measure the area and see where the water goes. Then the estimate spells out the square footage, the base work and the thickness.
We shape the site so water runs off it, then put the base down and compact it. Soft spots and failed areas get dug out and rebuilt before anything goes over them.
Hot mix asphalt is laid with our LeeBoy pavers and rolled while it is still hot. Chip seal jobs get emulsion sprayed, then rock spread over it and rolled in.
We clean the site up before we leave and tell you how long to stay off the new surface. Striping or sealcoating gets scheduled once the pavement has cured.
