Asphalt Repair and Patching in North Zulch, TX

Asphalt Repair · North Zulch, TX

Potholes, failed patches and broken edges cut out and replaced

Asphalt repair and patching takes care of the bad spots without repaving the whole surface. That covers pothole repair, sunken areas, broken edges, washouts and old patches that came apart. We are based in North Zulch and work the Brazos Valley and the counties around it. We patch driveways, parking lots, ranch roads and private roads, for homes and businesses.

A repair is worth the money when the pavement around the bad spot is still sound. If the whole surface is coming apart, patching chases a bigger problem. We come out, look at the site and tell you which one you have. Thin cracks on their own are a separate job, handled with hot rubber crack filling.

What We Handle

  • Pothole repair in asphalt driveways, parking lots and private roads
  • Saw cut, remove and replace repairs in hot mix asphalt
  • Failed base dug out and rebuilt before the patch goes in
  • Alligator cracked sections cut out and replaced
  • Crumbling edges rebuilt and tied back into the pavement
  • Washed out low spots regraded so water runs off
  • Trench patches over utility cuts across a drive or lot
  • Parking lot repair for shops, restaurants, churches and motels

What causes potholes, sunken spots and crumbling edges?

Almost every asphalt failure starts with water. National pothole research points to moisture, traffic and weak support under the pavement. Water gets in through a crack or a low spot, softens the base, and traffic does the rest.

Around North Zulch and out across the Brazos Valley, that support is clay. The Zulch soil series is one of those clays, and it moves with the weather. Cracks an inch wide open in a dry summer, then swell shut when the rain comes. The federal pavement distress manual ties edge cracking to soil movement underneath, so edges go first.

Alligator cracking is the other one people describe. The same manual calls it fatigue cracking, small jagged cracks left when the surface fails under repeated traffic loads. It is a base problem showing at the top. Heavy trucks, loaded trailers and tree roots push it along faster.

How we handle asphalt patching and pothole repair

The repair follows the hole down to whatever caused it. We saw cut clean vertical edges around the bad area, back into sound pavement. TxDOT's pavement repair spec calls for the same thing, neat vertical faces cut around the work area. That gives the patch something solid to compact against.

The failed material comes out next. If the base under it is wet or unstable, the skid steer takes that out too. The same spec says to remove unstable subgrade and replace it, and new road base is compacted in. Tack goes on the cut faces, then hot mix is laid and compacted flush.

Cold patch from a bag holds a hole together until a real repair goes in. Highway research rates a squared up, compacted patch among the best pothole fixes short of full removal. Trench patches over a utility cut and broken edges are rebuilt the same way. We give a 2-year written warranty on repairs and patching (non-structural issues).

Driveway repair and parking lot repair: patch or repave?

Patching pays off when most of the surface is still sound. A few potholes, a sunken spot at the apron, a broken edge: those are repairs. Once the failures spread across the whole drive or lot, patches start chasing each other. At that point the money goes further on an asphalt overlay or new asphalt paving.

An overlay only works over a base that is holding. If the ground under it is moving, a new layer cracks in the same places. Failed areas get cut out and rebuilt before any overlay goes on. When the base is gone across the whole area, the pavement gets removed and replaced.

Parking lot repair for shops, churches, motels and equipment yards runs on a different clock. A pothole in a customer lot is a trip hazard that catches carts and heels. We plan the work in phases with you so the business can keep running. If a lot has more bad pavement than good, we will say so and price a new parking lot instead.

How We Work

How a Job With JEJ Asphalt & Concrete Recovery Runs

From the first call to the day you can drive on it, here is how it goes.

1

Call or text for a free estimate

Call or text (979) 595-5944, or send the form on this page. Tell us what the drive, lot or road is doing now.

2

We come out and measure

We come out, look at the ground, measure the area and see where the water goes. Then the estimate spells out the square footage, the base work and the thickness.

3

Grading and base work

We shape the site so water runs off it, then put the base down and compact it. Soft spots and failed areas get dug out and rebuilt before anything goes over them.

4

Paving day

Hot mix asphalt is laid with our LeeBoy pavers and rolled while it is still hot. Chip seal jobs get emulsion sprayed, then rock spread over it and rolled in.

5

Cure time and cleanup

We clean the site up before we leave and tell you how long to stay off the new surface. Striping or sealcoating gets scheduled once the pavement has cured.

FAQ

Asphalt Repair Questions, Answered

Common questions about asphalt repair across the Brazos Valley and about 60 miles around North Zulch. If yours is not here, call and ask.

Call (979) 595-5944

Can you patch one pothole, or does the whole driveway have to be repaved?
A single pothole is a patch job. We cut the bad area out square, rebuild the base if it failed, and compact hot mix back in. The whole drive comes up only when the failures run across it and the base is gone.
My driveway is cracked all over like scales. Can you patch that?
That pattern is alligator cracking, and the pavement has failed under load. Sealing the cracks does not hold, because the problem is under them. That area gets saw cut out, the base is rebuilt, and new hot mix goes back in.
What does asphalt repair cost?
The price depends on the size of the failed area, how deep it goes, and the base work. Material cost and the mileage out to your place count too. We come out, look at the site and give you a free estimate. Our guide to asphalt driveway costs in Texas covers market ranges.
How long before I can drive on a new asphalt patch?
New hot mix can be driven on soon after it goes down. The Asphalt Institute says it is best to wait a few days before opening new asphalt. Keep heavy trucks and loaded trailers off a fresh patch longer, especially in summer heat.
Do you repair parking lots for businesses?
We do, for shops, restaurants, churches, motels and equipment yards. Potholes, failed areas and broken edges get patched the same way as a driveway. The work is planned in phases with you so the lot stays usable. Repairs also go in ahead of sealcoating or striping.
Is there a warranty on the repair work?
Yes. We give a 2-year written warranty on repairs and patching (non-structural issues). The estimate lists the area being repaired, the base work and what goes back in. Call or text (979) 595-5944 and we will come look at the pavement.
