How Much Does Driveway Sealcoating Cost in Texas?
Two national cost guides put professional driveway sealcoating at about $0.17 to $0.30 per square foot. On a 20 by 20 foot two car driveway, that works out to about $68 to $120. A third guide runs much higher: $1 to $2 per square foot, or $400 to $800 for that same driveway.
Those are market numbers, not our price list. Much of the gap likely comes down to job size and prep. Our sealcoating for driveways and parking lots starts with clean pavement and filled cracks.
What does sealcoating a driveway cost by size?
Measure the length and width of the paved area and multiply. These are national figures, so read them as a starting range for Texas. The last column is the high guide’s own driveway table.
| Driveway | Square feet | At $0.17 to $0.30 per square foot | The high guide’s table |
|---|---|---|---|
| 12 by 24 feet | 288 | about $49 to $86 | $290 to $580 |
| 20 by 20 feet, two car | 400 | about $68 to $120 | $400 to $800 |
| 24 by 36 feet | 864 | about $147 to $259 | $860 to $1,700 |
The gap is widest on small drives. At 288 square feet, the high guide lists $290 to $580, several times the low range.
Long rural drives sit at the other end. A 12 by 300 foot drive is 3,600 square feet, or about $612 to $1,080 at $0.17 to $0.30. The trip and setup spread over far more pavement there.
Why does one guide put sealcoating at $1 to $2 a square foot?
Mostly labor. That guide puts driveway sealing labor alone at $0.90 to $1.50 per square foot. The sealer is a small part of its bill, with asphalt polymer emulsion at $0.08 to $0.15 per square foot.
Minimum charges. The same guide notes that some contractors have a minimum charge for driveway sealing. A short drive still needs the trip and the setup, so its price per square foot climbs.
Coats. Most driveways only need one coat of sealant, that guide says. It calls for two where traffic is heavy or vehicles are heavier, which means more sealer and another pass. The Asphalt Institute warns against excess sealer, which can pick up on shoes or tires.
What does parking lot sealcoating cost?
One national cost guide’s parking lot pricing puts professional sealcoating at $0.15 to $0.30 per square foot. It says lot size, local labor costs and the type of sealer set the rate. At that range, every 10,000 square feet comes to about $1,500 to $3,000.
A lot takes more wear than a driveway, so prep and extras weigh more. Cracks are filled first with hot rubber crack filling, and busy drive lanes may call for a second coat. The sealer covers the old lines, so parking lot striping follows once it cures. Restriping is its own cost.
On a working lot, we plan the work in phases with you. Part of the lot can stay open while another part is sealed and cures. Our post on Texas parking lot striping requirements covers the rules for the new lines.
What else moves the price of sealcoating?
Condition and prep. The surface is blown clean of dirt and loose material and pressure washed where needed. Cracks get filled and oil spots get treated before the sealer goes on. A worn driveway needs more of that prep, and prep is labor.
Access and distance. The equipment has to reach the pavement, and traffic has to stay off while the sealer cures. The price also depends on the size of the job, the material cost and the mileage.
Collecting bids for a church or business lot? Check that each bid measures the same square footage. Then compare what each one covers: crack filling, oil spots, the number of coats and restriping. Two bids at the same rate can cover very different work.
Does sealing a driveway yourself cost less?
On materials alone, yes. Two national cost guides put do-it-yourself driveway sealing at about $50 to $200. Driveway guidance published by the Asphalt Institute says hardware store products can fill small holes and cracks.
DIY fits a small, sound driveway with a few small cracks. Wider cracks and oil-soaked spots call for more prep, and hot rubber crack filling is poured hot from a machine.
Does the type of sealer change the cost?
A little, at the material level. One national cost guide lists these prices for the sealer alone:
| Sealer type | Material only, per square foot |
|---|---|
| Coal tar emulsion | $0.06 to $0.15 |
| Asphalt polymer emulsion | $0.08 to $0.15 |
| Fast-dry | $0.10 to $0.20 |
| Latex acrylic | $0.20 to $0.25 |
| Eco-friendly | $0.25 to $0.40 |
That guide calls coal tar sealer stain resistant and durable. It also says many areas have banned it as a cancer risk and a soil and groundwater pollutant. In 2006, Austin became the first city in the country to ban coal tar sealants, the U.S. Geological Survey reports.
Asphalt emulsion sealer costs about the same for material. Driveway guidance published by the Asphalt Institute notes that some sealers contain small aggregate filler that can add traction. One naming note for Texas: when TxDOT or a county says seal coat, it means chip seal, not sealcoating.
How often should a driveway be sealcoated?
Driveway guidance published by the Asphalt Institute says sealer every two to five years can extend a driveway’s life. One national cost guide gives a wider span of 2 to 10 years, depending on the sealer and the climate.
New asphalt has to wait first. The same Asphalt Institute guidance says not to apply sealer until the driveway is at least several months old. One national cost guide puts that wait at 3 to 6 months.
The first sealing can wait longer than that. The Asphalt Institute says a well built driveway or lot should not need sealing for about 2 to 5 years.
What weather does sealcoating need?
Dry weather between 50 and 95 degrees F, according to one national cost guide. Most sealers then take 12 to 72 hours to fully dry and cure before you park or drive on them. A cold snap or a rainy forecast pushes the work to another day.
When is sealcoating not worth paying for?
When the pavement underneath has failed. The Asphalt Institute says sealing renews dry, brittle surfaces and seals small surface cracks and surface voids. It also slows raveling, where an old surface starts shedding rock. It is still only a thin coat over the top.
Potholes and webs of alligator cracks need asphalt repair first, since sealer over a failed spot only hides it. If the whole driveway is past saving, see our post on asphalt driveway cost in Texas.
