Madisonville is the Madison County seat, sitting on Town Creek where the roads cross. Interstate 45, US 190, Highway 21, Highway 75 and Highway 90 all meet in one small town. TxDOT counted close to 40,000 vehicles a day on I-45 at Madisonville in 2025. The old grid around the square holds short town driveways, and the county roads outside hold long gravel ones.
JEJ Asphalt & Concrete Recovery is based in North Zulch, about twelve miles west in this same county. We lay hot mix asphalt for asphalt driveways, ranch roads and commercial parking lots around Madisonville. We also do chip seal, sealcoating, crack filling and asphalt repair. Call or text (979) 595-5944 and we will come look at the site and give you a free estimate.

The soil at the middle of town is Boonville fine sandy loam. The USDA soil survey calls it somewhat poorly drained. The top few inches look like sand, and under them sits a dense clay that holds water.
That clay swells when it is wet and shrinks when it is dry. The Boonville series is recorded with high shrink-swell in those clay layers. Pavement laid over it moves with it, and cracks show up along the edges first.
The weather works on it too. The Madisonville weather station records about 45 inches of rain a year and around 100 days at or above 90 degrees. So the base and the drainage decide how long asphalt lasts here. We grade the site to move water off, then compact the base before any hot mix goes down.
Madisonville held 4,420 people at the 2020 Census, in 1,707 housing units on about four square miles. The 77864 ZIP covers far more ground: 7,243 people spread across 178 square miles. So roughly four in ten people with a Madisonville address live outside the city limits, on county roads.
In town, the drives are short and tie straight into the old street grid off Main and May. Out in the county, a drive can run several hundred feet to the house. It crosses a culvert at the road and carries feed trucks, trailers and delivery vans. Those two jobs need different base work.
Madison County requires a driveway access permit for a new drive, a new culvert, or changing a dirt driveway to asphalt or concrete. It sets a minimum culvert length of 24 feet and a minimum diameter of 15 inches. The precinct commissioner makes the final call, and the county lists no fee at this time. If your drive ties into Highway 21, US 190 or I-45, that is TxDOT right-of-way and its driveway permit applies instead.
The biggest stretch of commercial pavement in Madison County sits out at the I-45 exits. Fuel stops, motels, restaurants and shops line the frontage and the east end of Main Street. Loaded trucks use those lots every day.
Truck traffic breaks a lot in a pattern. The drive lanes and the turn-ins rut first. Then the dumpster pad sinks, and water stands in the low spot. A lot built for that traffic gets a heavier section where the trucks run, over a base compacted to carry it.
We plan the work in phases with you so the business can keep running. Once the asphalt has cooled, the lot gets striping, with accessible spaces and access aisles marked to the Texas Accessibility Standards. Businesses, churches, motels, shops and equipment yards around Madisonville get the same process. Our work comes with a free estimate up front and a 3-year written warranty on new asphalt we install.
Madison County is 473 square miles of post oak savannah, and beef cattle are the main farm income. That means ranch entrances, long shared drives and private roads. They carry cattle trailers, hay trucks and oilfield traffic, and plain road base washboards under that load.
Madison County's subdivision regulations set what a street in a new subdivision has to be. The county lists three surfaces: hot mix asphaltic concrete, reinforced concrete pavement, or a two-course surface treatment. For hot mix, its minimum is 1.5 inches over at least six inches of compacted base. A two-course surface treatment needs seven inches of compacted base under it.
The county also wants the center line at least three inches above the edges of the street, so water runs off. We build private roads and ranch roads the same way: crown it, ditch it, compact the base, then surface it. Highway 21 runs straight east out of North Zulch into Madisonville, about twelve miles, so this is close work for us.
