Asphalt Paving, Repair and Sealcoating for Franklin Homes and Businesses

Franklin is the Robertson County seat, a town of about 1,800 people on US 79. The city itself covers barely more than a square mile. The ZIP around it, 77856, runs across about 370 square miles of ranch and hay country. About three out of four homes in that ZIP sit outside the city limits. That is the split we work here: short driveways on the old grid downtown, and long drives off numbered county roads.

We are JEJ Asphalt & Concrete Recovery, based in North Zulch, about 30 road miles southeast of Franklin. We come over on the Old San Antonio Road and up FM 2446. Hot mix asphalt paving is the main work, from asphalt driveways at the house to parking lots for businesses on the highway. We also chip seal, sealcoat, crack fill, patch and stripe in Robertson County. Call or text (979) 595-5944 and we will come look at the site and give you a free estimate.

What does the ground around Franklin do to asphalt?

The soil map changes inside a two mile circle around the courthouse. The middle of town sits on Rader fine sandy loam. It looks sandy on top. The NRCS description calls it very slowly permeable, with water perching above the clay through long wet spells from December to May.

Go north a couple of miles and it turns to Silstid loamy fine sand, which is well drained and loose. Go south toward US 79 and it turns to Lufkin loam. That is a claypan soil, and NRCS rates it near the top of the shrink and swell range. East and southwest of town it is Tabor fine sandy loam, also high for shrink and swell. Two drives a mile apart can need different base work.

Robertson County gets about 38 inches of rain a year. Water is what breaks pavement here, not traffic. So the grade, the ditch, the culvert and the compacted base do most of the work. The asphalt on top is the last part of a job that starts in the dirt.

Driveways in town, ranch roads out in the county

Downtown Franklin is an old grid of streets around the courthouse square, north of US 79. Lots are small in there and driveways are short. Much of that pavement has been down a long time. The work is usually patching, an overlay, or tearing it out and starting over.

Past the city limits it is a different job. Robertson County has long run on beef cattle, cotton and hay, and the drives match. A quarter mile of dirt or gravel off a numbered county road, a gate, a turnaround at the barn. Those drives carry feed trucks, hay trailers and cattle trailers, so we build the base for the load. Ranch roads and private roads get the same treatment at a bigger scale.

Crown and drainage decide how long a rural drive lasts. Water has to leave the road instead of standing in the ruts. So we grade it, shape the ditches and set the culvert where it belongs. Road base goes down and gets compacted before any asphalt is laid on it.

Parking lots and shop pads along US 79

US 79 is the highway that carries Franklin, and it runs east and west across the whole county. It is the road most businesses front on. The lots along it take real weight: delivery trucks, work trucks and trailers backing in.

North and east of town there are lignite mines and a power plant. Oil and gas work runs across the county as well. That means equipment yards, shop pads and lots that see loaded trucks every day. We build those sections heavier where the trucks run and keep water moving off them.

We plan the work in phases with you so a business can stay open while we pave. After paving, fresh lot striping lays out the stalls, the fire lane and the accessible spaces. Churches, shops, equipment yards and new commercial buildings are all work we take.

Who controls the driveway where it meets the road?

In Franklin that depends on the road you are tying into. US 79 is a US route. FM 46 runs through town as North Bremond Street and South Wheelock Street. West Decherd Street by the courthouse carries FM 1644, and East Grant Street carries FM 2446. All four are state right of way.

A driveway onto state right of way needs a TxDOT permit from the district office. Robertson County sits in TxDOT's Bryan District. On a city street inside Franklin, ask City Hall before anyone cuts into the curb or the shoulder.

Out on a county road, the county road and bridge office sets the culvert size and the tie-in. Those rules differ from county to county, so ask before the work starts. We build to what the road owner requires. The estimate spells out the base work, the thickness and the square footage for your job.

Franklin FAQ

Questions From Franklin Property Owners

A few of the questions we hear most around Franklin. If yours is not here, call and ask.

Call (979) 595-5944

Do you work in Franklin and the rest of Robertson County?
Yes. We are based in North Zulch, about 30 road miles southeast of Franklin. We pave in Franklin, New Baden, Easterly, Wheelock, Calvert and Hearne, and out around Camp Creek Lake. Call or text (979) 595-5944 and we will come look at the site.
What does an asphalt driveway cost in Franklin?
The price comes down to the size of the drive and the shape the ground is in. Base work, thickness and the haul distance move it as much as the asphalt does. Small jobs cannot be priced by the square foot. We come out, look at the site and measure it, then give you a free estimate.
Is chip seal or hot mix better for a long drive outside town?
It depends on the length and the traffic. Chip seal covers a lot of ground and holds up well on ranch roads and long rural drives. Hot mix asphalt gives a tighter, smoother surface and takes turning and braking better near the house or the shop. Both need the same compacted base under them.
Do I need a permit for a new driveway in Franklin?
US 79, FM 46, FM 1644 and FM 2446 are all state right of way. A drive tying into one of those goes through TxDOT's Bryan District. On a county road, the county road and bridge office sets the culvert and the tie-in. Inside the city, ask City Hall first.
Can you pave over a gravel or road base drive?
Often yes. If the base is packed, shaped and draining, we grade it and add base where it is thin. Then the hot mix goes over it. If the drive is rutted, soft or holding water, that gets rebuilt first. New asphalt we install carries a 3-year written warranty.
